We manage residential properties across Dubai โ apartments, villas, townhouses, and penthouses. Both furnished and unfurnished units are covered. We work with individual landlords and portfolio investors.
We offer three packages: Listing Agent (0% โ leasing support only), Standard (5% of annual rent โ full management), and Premium (7% of annual rent โ white-glove service). All fees are transparent with no hidden charges. Additional services like Ejari registration and preventive maintenance are available as add-ons.
The Listing Agent package covers leasing and tenant placement. The Standard package adds full property management including inspections, maintenance coordination, and quarterly reporting. The Premium package includes everything plus Ejari coordination, Matterport 360 tours, monthly reporting, and preventive maintenance plans. See the full comparison table above.
We list your property on Bayut, Dubizzle, and Property Finder with professional photography and videography. We screen every applicant by verifying Emirates ID/visa, employment, references, and rental history. We aim to place qualified tenants as quickly as possible while minimizing risk.
We manage the entire rent collection process including post-dated cheques (PDC) handling, tracking payments, and following up on any delays. Your rental income is tracked and reported in your owner statements.
We follow a structured escalation process: reminders, formal notices, and if necessary, coordination with the Rental Dispute Centre (RDC) for dispute resolution or eviction proceedings. Legal coordination is available as an add-on.
Standard and Premium packages include regular property condition inspections with detailed photo reports. Inspections are conducted at move-in, move-out, and during the tenancy to catch issues early.
Yes. Ejari registration and renewal coordination is included in the Premium package, and available as an add-on for Listing Agent and Standard packages.
Yes. You can upgrade or downgrade your package at any time during your management agreement. We recommend reviewing your needs during the annual renewal.
Our standard management agreement is 12 months, aligned with the typical tenancy cycle in Dubai. Terms are flexible and discussed during the initial consultation.
