Hotels and hotel apartments do not qualify — only residentially classified units are eligible.

Required utilities include DEWA (electricity, water, sewerage), high-speed internet with TV channels, AC or chilled water supply, and gas (if the kitchen runs on gas). By default, the landlord settles bills monthly, but we can handle payments on your behalf at no extra charge — just provide written instructions and account details.

When do I receive my rental payout?

Payouts are sent on or before the 15th of every month for the previous month's rental proceeds. If the 15th falls on a weekend, the payout may be sent on the next working day. Can I visit my property without notice?

No. Since we are responsible for property inventory and security, visits must be scheduled in advance through the Owner Portal. We will arrange for a Guest Relations Officer to meet you in the lobby and escort you to the property. The property must be vacant at the time of your visit.

What bed linen and towel standards do you use?

We use standardized, professionally laundered linen across all properties: 220-250 thread count bed linen, 600 GSM towels, and 1000 GSM bath mats. Owners should remove personal linen, duvets, and pillows before handover. Sets are replaced at least once a year, or sooner for high-turnover properties.

What are the standardized items required in a holiday home?

DET requires each holiday home to have standardized items including: fire extinguisher, first aid kit, ironing board and iron, safe box, and a property guide. All properties must also meet furnishing standards appropriate for the licensed category (Standard or Deluxe).
